Pay Range: $58,832.00 - $97,073.00 Supervisory Organization: Mgr PA/Facility Services Country: United States of America Address: 4209 MAIN ST City: DALLAS, TX 75203 FLSA: Non - Exempt Professionals: 08 - Service and Maintenance (EEO-4-United States of America), 8F - Servicers and Laborers (EEO-SubCategory) General Summary: Inspects and ensures compliance of Operations Support Services Contracts including, but not limited to janitorial, uniform, LRV, and Bus cleaning and waste disposal contracts for Dallas Area Rapid Transit's (DART's) Operations Engineering department. Monitors and enforces contract compliance for multiple contracts. Essential Duties and Responsibilities: ESSENTIAL DUTIES AND RESPONSIBILITIES: Performs complex duties related to the technical area of assignment and is responsible for complex operations and maintenance projects. Inspect field-operating services, including LRV and Bus Cleaning, Mainline touch-point disinfecting, facility janitorial, waste mechanical disposal functionality, and contract compliance. Write maintenance work orders for repair, service, and/or replacement actions as necessary for all field operating facilities; monitor and enforce work order actions ensuring completion of required work in accordance with contractual requirements. Oversee various service contracts for maintenance, including but not limited to: pest control, janitorial, uniforms, batteries, HVAC emergency services, and LRV & Bus Cleaning and Disinfecting Services. Receive, review, and approve contractors invoice(s) to ensure accurate billing; post and maintains account payable ledgers for contract fiduciary accountability. Write contract and procedural specifications and update contracts and statements of work as required. Investigate and handle accidents to include maintenance of records necessary to implement safety programs. Recognize trends, identify problems, and recommend action to correct problems. Prepare statistical analysis and interpret results. Interface with City Inspectors and Code Enforcement Officials on matters of Code Enforcement, city ordinances, and cooperative work efforts. Performs other related duties as assigned. MINIMUM KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED: Note: An equivalent combination of related education and experience may be substituted for the below stated minimums excluding High School Diploma, GED, Licenses, or Certifications. Bachelors degree from an accredited college or university in Construction Technology, Public Administration, Business Administration or related field. Five (5) years progressively responsible technical experience in facility maintenance inspection activities to include mechanical, electrical, and structural inspection, including two (2) years supervisory experience. Must have a valid Driver License class C, and be able to obtain a Texas Class A, B, or C within 90 days of employment; no Driving While Intoxicated (DWI) conviction within the last sixty (60) consecutive months, not more than one (1) DWI on driving record, and not more than three (3) convictions of moving violations within the last thirty-six (36) consecutive months on driving record to operate DART non-revenue vehicles. Must pass a physical (medical) examination, including a drug screen, to operate DART non-revenue vehicles. Proficient with a personal computer (PC) and software applications such as Windows, word processing, spreadsheet, database; standard office equipment such as copier, calculator, typewriter, facsimile, etc. Analytical skills to find solutions to technical and administrative problems. Ability to change direction, handle multiple responsibilities and tasks regularly, and can make good decisions (without considering how much time it takes) based upon a mixture of analysis, wisdom, experience, and judgment. Must be able to communicate effectively with the public, co-workers, supervisors orally, and managers to ensure efficient operations, promote safety, and respond to emergencies. Must also read and comprehend various work-related/required technical manuals, safety rules, and regulations. Must have excellent customer service skills and interact effectively with a diverse customer population while under pressure. Ability to work with diverse groups of employees and blend people into effective teams when needed. Creates strong morale and spirit in their team. Fosters open dialogue. Defines success in terms of the whole team. Creates a feeling of belonging in the team. WORKING CONDITIONS: Works in an environment where there is minimum exposure to dust, noise, or temperature. May be moderately exposed to unpleasant working conditions to include dust, noise, temperature, weather, petroleum products, and chemicals while visiting DART's operating facilities, assuming incumbent is observing all policies and procedures, safety precautions and regulations, and using all protective clothing and devices provided.
