Pay: $28.75 - $41.73 / hr Schedule: M - F; 8a - 5p Location: Austin, TX | Cisco office Operating Engineer - JLL What this job involves: The Operating Engineer supports the efficient operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems across the facility. Working with minimal supervision, this position ensures that all building systems function safely, reliably, and efficiently. The role may also involve assisting the Facility Manager and other engineers within the team to maintain building excellence and occupant satisfaction. What your day-to-day will look like: General Maintenance & Repairs - Perform diverse maintenance tasks including painting, lighting repairs (bulbs/ballasts within licensing limits), basic plumbing, HVAC system support, locksmith work, data center maintenance, and carpentry projects Vendor Management & Coordination - Manage and coordinate with external vendors to ensure timely delivery of high-quality services while maintaining professional relationships and service standards Preventative Maintenance Program Support - Support the implementation and execution of scheduled preventative maintenance activities to ensure optimal building system performance and longevity CMMS Management & Work Order Completion - Maintain and update the Computerized Maintenance Management System daily, completing assigned work orders and tenant service requests in a timely and thorough manner System Troubleshooting & Technical Repairs - Diagnose and repair building systems including electrical components, DDC (Direct Digital Control) systems, and pneumatic controls to maintain operational efficiency Emergency Response & On-Call Coverage - Provide rotating on-call emergency response coverage (every other week) and assist in training team members to strengthen overall engineering capabilities across the department Safety Compliance & Professional Development - Adhere to all safety policies and protocols while participating in ongoing technical, safety, and operational training programs to ensure a safe working environment and continuous skill enhancement Required Qualifications 3+ years of related experience in building operations, repair, or maintenance, including HVAC, plumbing, electrical, or carpentry work. Universal CFC EPA certification or willingness to obtain within the first year (with JLL assistance). Proficiency in Microsoft Office Suite (Word, Outlook, Excel, Teams). Strong problem-solving, communication, and customer service skills. Ability to lift up to 50 lbs and work on ladders up to 30 feet. Comfortable performing physical tasks, including bending, kneeling, climbing rooftops, and lifting. Preferred Qualifications Trade school education, union training, military service, or college coursework. This position does not provide visa sponsorship.
