JOB DESCRIPTION SUMMARY This role supports all aspects of Greystars west regional investment management team, including acquisitions and asset management functions, and serves as a key resource for the broader regional investment teams on both ongoing and ad hoc initiatives. Contribute to the execution and the implementation of the Companys strategies and programs that drive the financial and operational performance of the Investment group through acquisitions and asset management of existing owned assets, this includes gathering and analyzing market, property, and portfolio data, identifying opportunities for improving financial and/or operational performance, managing programs that promote revenue, and performing other analytical, program management, or tasks that support the daily operation of the business. JOB DESCRIPTION Conducts financial analysis of investment opportunities, including the creation of detailed pro-forma and financial models. Gathers, compiles, investigates, and analyzes market data to identify potential investment opportunities, and prepares narrative investment memoranda, detailed reports, and market summaries that provide insights on proposed acquisitions. Prepare and present new investment memos, financing or disposition recommendations and updates on existing investment or portfolio status. Establishes and maintains productive relationships with local market brokers, institutional and equity partners, lenders, real estate owners, and other key stakeholders, and appropriately manages on-going communications related to proposed investment transactions. Identifies, investigates, and refers potential acquisitions, and other real estate transactions to appropriate Greystar leadership, and assists in preparing financial analysis, market research, and other ad hoc analysis Organizes, leads, and/or participates in the due diligence on acquisitions under contract, and develops documentation and recommendations on key findings that may affect the return and financial performance of the proposed deal. Monitors and reports on the status and progress of proposed acquisitions transactions within the assigned geographic region, establishes critical timelines and deadlines for tasks and activities related to the proposed transaction, and identifies and effectively addresses issues or problems that could otherwise adversely affect closing. Works with internal teams and external parties to implement process improvements and programs targeted to increase revenue, reduce costs, promote efficiencies, and improve the overall performance of the assigned portfolio. Provides support and assistance to key business leaders and others by fielding questions and requests and gathering data and reports. Performs various Investment Management functions on an on-going basis, including the monitoring, reporting and proactive problem-solving of the Companys existing portfolio of assets within the assigned geographic region. Supports the Asset Management team on day-to-day and ad hoc assignments, collaborating with asset managers to assist in the monitoring, analysis, and execution of portfolio-level initiatives and operational decisions. Actively learns, adopts, and implements artificial intelligence tools and technologies into day-to-day investment workflows and processes. Qualifications: 2+ years of experience in real estate finance. A bachelors degree is required in finance, business, or related field. Attention to detail and strong creative problem-solving skills. Proficiency in Excel and strong financial modeling skills. Proficiency in ChatGPT and/or Claude is a plus. #LI-KD1 The salary range for this position is between $87,000 - $115,000. Additional Compensation: Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
