Department Housing & Residence Life Compensation $18.67 Hourly General Description / Primary Purpose: This is skilled trades work in plumbing, electrical, and air conditioning equipment installation, maintenance and repair. This position requires a positive self-motivated person with excellent interpersonal communication skills, willing to work in an environment requiring strong emphasis on providing superior customer service in conformance with the University's mission and values. Housing Operations is an integral part of the Division of Student Affairs, and as such, is measured by its ability to successfully interact with students and to assist in their individual needs and concerns. To this end, the Maintenance Mechanic will often be required to demonstrate a caring and patient attitude, utilize conflict resolution skills, and to ensure that every effort is made to create satisfied students. Job Functions: Refrigeration & Air Conditioning Work Install/maintain/adjust campus refrigeration air conditioning, heating & ventilation equipment & duct work Evacuate/recharge air conditioning systems with refrigerants Remove/overhaul/replace compressors, condensers, & other equipment Inform supervisor of repair parts & materials needed to be requisitioned. Plumbing Work Install/maintain/alter/repair sinks & faucets, showers, toilets, urinals, drinking fountains, hot water heaters, valves & other plumbing fixtures Install & repair galvanized, PVC, CPVC, & copper pipes for potable water supplies & hot & cold water supply lines for fixtures Use proper pipe connection procedures, such as soldering copper pipes & fittings,& checks for leaks Unstop, repair & replace sanitary drain lines Properly operate electric drain routing machine to open drain lines, following all safety procedures & precautions. Electrical Work Install, maintain, alter, & repair electrical systems (under & above ground), conduit (underground, exterior & interior), external light fixtures & poles (roadway, parking lot, sidewalk & building), interior light fixtures, power appliances, light machinery, electrical controls (switches, breakers, fuses & panel boxes), transformers, outlets, computer & telephone cables & circuits, & all other related electrical circuitry & equipment Replace ballasts & bulbs in light fixtures c) Troubleshoot/repair power & lighting circuits. Preventative Maintenance Work Inspect & clean or replace filters for HVAC units in compliance with EPA certification Lubricate electric motors Inspect campus emergency generators for proper fluid levels & operation, make minor field adjustments & report major malfunctions Inspect & repair Housing door locks Check all elevators for proper operation. Equipment Operation & Maintenance Possess the ability to properly & safely operate the following equipment; bucket truck, trencher, mud & trash pumps, pipe threading machine, drill press, etc. Check all equipment for proper fluid levels & operations Follow all established & recommended procedures for the safe & effective operation of equipment. Follow Safety Guidelines & Procedures Adhere to all federal, state, local, campus & the department safety regulations during the performance of assigned duties Stay alert for safety violations by other employees that may injure those employees, this employee, or other persons in the area Report all unsafe situations immediately to supervisor or higher authority to correct the condition Take immediate action to personally stop unsafe acts if delay to inform supervisor may allow accident to occur. Marginal Functions: Discuss projects with immediate supervisor to exchange ideas on methods to be used and to eliminate misunderstandings prior to beginning of work Take responsibilities seriously and work to achieve goals of management Assist other trades as needed Assist in setting up for special Housing events, such as providing electrical wiring, lighting, heating and air conditioning support, moving of furniture Campus maintenance emergencies New utilities and equipment installations Work orders Pick up parts and materials from vendors Keep assigned shop area neat and clean Departmental Requirements: Skill in the installation, maintenance, and repair of plumbing, electrical systems, and air conditioning equipment. Ability to install, maintain, and repair plumbing, electrical wiring, and air conditioning equipment. Ability to use a multimeter to test wires for proper voltage and continuity, a ground fault detector to locate wire failures, and a mega meter. Ability to use hand tools and power tools and equipment properly. Ability to read and clearly understand blueprints. Ability to plan, organize, and coordinate work assignments. Ability to understand and apply University rules, regulations, policies and procedures. Ability to communicate information effectively, in English, both verbally and in writing. Ability to work outdoors in all types of weather and within extreme temperature ranges. Visual ability, corrected to observe people and/or vehicles moving through the work area in order to redirect work or equipment to avoid injuries to the people or damage to the vehicles. Ability to perform tasks requiring bending, stooping, kneeling, and walking significant distances between and within buildings on campus. Ability to push, lift, or move loads of at least 35 pounds. Ability to carry, erect, climb, and maneuver on ladders and/or scaffolds. Position will be required to participate in an on-call rotation. Required Qualifications: Completion of an approved apprenticeship program for multiple trades; or a high school diploma and three years of experience directly related to the job functions. Directly related college coursework or vocational/technical training may substitute at an equivalent rate for the required experience.
