Job Details: The Senior Real Estate Market Research Specialist is responsible for compiling and analyzing data to support strategic growth initiatives across the organization. This role evaluates store performance and location attributes to inform decisions related to new store openings, relocations, lease renewals, and closures. It also supports enterprise-wide strategy by identifying trends and providing insights related to store location performance. The position includes regular reporting and tool development to aid decision-making for the Real Estate team and senior leadership. Essential Responsibilities Research and analyze demographics to determine appropriate trade areas and Retail Trading Zones. Present detailed graphical representation of compiled data with actionable summary. Assist in the development of predictive models that are produced as the result of identifying the fundamental, underlying interactions of store performance and the demographic/psychographic profiles of the core customer base. Use analysis of existing store and their associated customer loyalty data in order to interpret and predict expected store decision outcomes (new store, relocations, renewals & closures). Participate in periodic real estate inspection trips with brokers to further deepen market understanding. Compile REC and/or RE tour materials with assessment of potential store sites. Participate and answer questions as needed during REC, and track questions that may arise that may require further analysis. Create and maintain maps for senior level assessment of market data. Identify and communicate potential risks related to real estate decisions using best in class RE tools. Collect and analyze competitor and industry data to provide in-depth analysis of new market opportunities. Provide ad hoc analysis for leadership with relation to operations results, financial data, industry trends, etc. Gather field data (queries, tables, etc.) and develop effective reporting mechanisms. Collect and analyze forecasts from new store presentations (Forecasts include metrics such as: Sales, IRR, ROI, Payback etc.) against actual sales and measure to see how forecasts compare to actual performance. Build out all Capital KPI overview for all new site projects that come into monthly Real Estate Committee. (Partnering with FP&A). Build and maintain on a period-by-period basis several different Excel based tools. (Examples include: Lease Summary, Trade Area Cannibalization report, Trade Area Sales transfer report, Historical Sales Calculator, Buyout Scenario Report). Assist in pulling together Store P&L comparisons when closing, renewing or relocating a store. Complete all required training modules and certifications prior to the due date. Ensure all safety policies and procedures are followed to ensure a safe work environment for all. Communicate professionally with all internal and external contacts. Follow all Company policies and execute Company standards on appearance and functionality as well as appropriate brand representation. Communicate any concerns or issues to leadership to ensure proper efficiency of department and company operations. Assist the asset management team with updating the critical dates tracker, complete weekly checks of OND, LED, and Kickouts for upcoming renewals and research lease clauses as needed. Assist the asset management team in providing closure approvals 180 days out to select teams for planning purposes: Finance, IT, Accounting, Lease Admin, and Marketing. Contribute ideas on ways to optimize or improve the team, the department, and the Company. Education High School diploma or equivalent preferred. Bachelor's Degree Business Administration, Geography, Finance or Mathematics required, or the equivalent combination of education, training and experience that provides the required knowledge, skills, and abilities preferred. Professional Experience 2+ Years Relevant professional experience preferred.
