Operating Engineer Develop your engineering career at JLL. The Operating Engineer leads the property operation, inspection, and maintenance processes to fire life systems, mechanical, HVAC, electrical and plumbing equipment, grounds, and all other building systems. You will work as part of an engineering team of one at two properties, Class A office buildings in Charlotte. This position requires the Operating Engineer to be on-site and able to manage other issues remotely when not. Schedule: 7am-4pm Monday through Friday (with taking a one-hour lunch daily) + rotating on-call (currently 2 weeks on call every 8 weeks, subject to change). Expected Compensation: $27.00 - $29.00 per hour The total compensation range is an estimate and not guaranteed. What your day-to-day will look like: Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements) Maintain work order system (CMMS) daily and complete any tenant service requests Perform assigned preventive maintenance and inspection tasks Support on-call or emergency response situations (if applicable) Troubleshoot all building systems, including electrical, DDC and pneumatic controls Comply with all safety procedures Participate in ongoing technical, safety, and operational process training programs Other projects and tasks to be assigned On-site presence required Complete job description available on JLL's internal portal Required Qualifications: 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry Trade school education, union training, military service or college is desirable Universal CFC EPA certification or interest in achieving within first year (with JLL assistance) Experience using Microsoft Office (Word, Outlook, Excel, Teams) Ability to lift up to 50 lbs Comfort using ladders up to 30 feet tall Ability to frequently climb, bend, kneel, lift and/or drive Strong customer service skills This position does not provide visa sponsorship.
