Join our team as a Property Manager in Milwaukee! Gorman & Company is seeking a community-focused Property Manager to oversee a portfolio of three affordable housing communities in Milwaukee: Sherman Park Senior Living (68-unit LIHTC 55+ community), Villard Square (47-unit LIHTC property), and Fifth Street School (48-unit LIHTC property). In this role, youll lead daily operations, support residents, and guide onsite teams while ensuring each community is well maintained, compliant, and thriving. What Youll Do Oversee daily operations for a portfolio of three LIHTC communities in Milwaukee. Lead leasing, occupancy, and resident retention efforts while maintaining strong community relationships. Manage property financial performance including budgets, rent collections, and delinquency resolution. Ensure compliance with LIHTC regulations, Fair Housing requirements, and company policies. Supervise onsite staff, provide coaching and performance support, and foster a positive team culture. Coordinate unit turns, inspections, vendor services, and property upkeep to maintain high standards. Support resident engagement and connect residents with services and community resources. What Youll Bring Previous property management experience, ideally in affordable housing or LIHTC communities. Strong organizational skills and the ability to manage multiple properties and priorities. Experience overseeing property financials including budgets, collections, and reporting. Excellent communication and leadership skills with a resident-focused mindset. Knowledge of Fair Housing and affordable housing compliance requirements. A collaborative approach and passion for creating welcoming, well-managed communities. Compensation & Benefits Base salary starting at $65,000 annually, with eligibility for property performance bonus programs.
