Operating Engineer What this job involves: As an Operating Engineer at JLL, you'll play a vital role in maintaining the systems that keep our properties running safely and efficiently. You'll be responsible for hands-on maintenance, minor repairs, and preventive care of building mechanical and electrical systems across assigned properties. This position requires a solid background in at least one tradewhether that's HVAC, electrical, plumbing, controls, or carpentryand the ability to work collaboratively with your team to ensure seamless operations. What your day-to-day will look like: Perform installation, maintenance, repair, and operation of mechanical and electrical equipment and systems to support critical building environments and ensure they meet acceptable operational standards Operate building systems safely and efficiently in accordance with government regulatory compliance standards and established operating procedures Learn and utilize building control systems, electrical systems, and UPS systems through on-the-job training, operations manuals, and technical documentation Execute routine predictive, planned, and preventive maintenance tasks, conduct equipment rounds, and respond to service requests as directed in alignment with the JLL Preventative Maintenance Program Inspect, troubleshoot, and repair pumps, fans, valves, motors, and other equipment to ensure proper operation of client systems Perform visual and operational inspections of equipment, interpreting specifications, blueprints, and job standards to complete assigned duties accurately Recommend improvements to production methods, equipment performance, and operational efficiency, suggesting changes that enhance department effectiveness Maintain electronic records for time tracking, maintenance activities, and repair documentation to ensure accurate reporting and accountability Serve periodically as the on-call engineer for the portfolio, responding to after-hours emergencies and system issues as needed Required qualifications: Availability to work night shift hours, Wednesday through Saturday from 7:30pm to 6:00am High school diploma or GED Minimum of four years of experience in the building maintenance industry, along with an accredited trade school degree in HVAC, electronics, or other industry-related trade (union training and certification also acceptable) Universal CFC certification Knowledge of safe and proper use of tools including ladders, lifts, basic hand tools, volt meters, manual drain augers, plumbers helpers, safety goggles, ear protection, and fire extinguishers Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, specifications, and blueprints Ability to write routine reports and correspondence clearly and accurately Capability to interpret instructions furnished in written, oral, diagram, or schedule formats Physical ability to stand, walk, reach, climb, balance, stoop, kneel, and crouch regularly, and lift/move up to 50 pounds as needed Willingness to work in environments with exposure to electrical shock risk, moving mechanical parts, and heights up to 30 feet Preferred qualifications: Experience with building automation systems and controls Background in multiple trade disciplines (electrical, HVAC, plumbing, controls, carpentry) Experience working in commercial office building environments or critical facility operations Strong analytical and troubleshooting skills with the ability to diagnose and resolve complex equipment issues Demonstrated commitment to workplace safety and compliance with hazardous materials handling procedures Team-oriented mindset with excellent communication skills and the ability to collaborate across diverse groups This position does not provide visa sponsorship. Estimated compensation for this position: 66,400.00 81,400.00 USD per year This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
