Overview: This position is an integral role within M&Ts Property Preservation team that will execute day-to-day functions including reviewing monthly property inspections provided by vendors to decide if securing is needed, to confirm vacancy, to review property conditions, and/or assist inspectors with gaining access to the property. Part of reviewing property conditions includes monitoring the insurance claim process for damaged properties and repair bids placed by our vendors. Review of fees assessed/pending to assist in the creation of quotes. The Specialist III will also have a portfolio of Consumer loan properties to monitor for first time vacancy and complete monthly vacant property condition reviews. Additionally, the Specialist will work with our Property Preservation Escalation Team to monitor ongoing escalated property issues. Liaise with our Vendors, Accounting, Claims, and Foreclosure groups. Adhere to applicable compliance/operational risk controls in accordance with Company or regulatory standards and policies as well as investor guidelines. Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable. Primary Responsibilities: Reviewing and monitoring various Property Preservation securing tasks to determine what actions are needed. Reviewing inspection reports provided by vendors on their designated systems. Monitor damaged properties for outstanding repair bids, insurance claims, and claim settlement Liaise with Property Preservation Vendors, Accounting, Claims and Foreclosure groups. Review monthly inspections based on vacancy reports provided by vendor. Maintain fees and costs queue in mortgage servicing system by tracking what costs have occurred and what have yet to be applied to customer's accounts. Indicate what charges might occur in the near future. Maintain a Consumer loan portfolio for first time vacancy checklist completion and subsequent monthly vacant property condition reviews. Work a portfolio of ongoing escalated property issues in collaboration with the Property Preservation Escalation Team Adhere to applicable compliance/operational risk controls in accordance with Company or regulatory standards and policies. Maintain M&T internal control standards, including timely implementation of internal and external audit points together with any issues raised by external regulators as applicable. Education and Experience Required: A combined 4 years higher education and/or work experience, including a minimum of 2 years Mortgage Default and/or Property preservation experience. Education and Experience Preferred: Bachelors degree. Knowledge of departmental software and M&T Bank systems. 5 years Mortgage Default and/or property preservation experience.
