Position Summary... What you'll do... The Senior Manager, Real Estate is responsible for managing Walmart's real estate portfolio, negotiating deals, and driving compliance strategies. What You'll Do: Manage Walmart's real estate portfolio, evaluating properties for development or disposition, and communicating with internal partners and customers Negotiate short-term uses for properties, enforce lease terms, and provide notice of landlord or tenant default Plan the resolution of real estate matters with consultants and collaborate with government agencies to enhance company reputation and reduce corporate expenditures Manage cost of construction by reviewing change orders, negotiating labor rates, and creating change order procedures Prepare market analysis for site selection, gather data, and identify potential site options Develop conceptual site plans and layouts, and drive deal negotiations and due diligence from site selection through construction Drive compliance strategies by executing strategic plans, developing negotiation strategies, and maintaining relationships with government agencies Drive execution of multiple business plans and projects by identifying customer and operational needs, developing business plans, and removing barriers Provide supervision and development opportunities for associates, and promote a belonging mindset in the workplace Ensure business needs are being met by evaluating ongoing effectiveness of plans and initiatives, and participating in community outreach events What You'll Bring: Strong leadership and management skills, with experience in real estate development and management Excellent communication and negotiation skills, with ability to work with internal partners and customers Ability to manage complex projects and prioritize multiple tasks and deadlines Strong analytical and problem-solving skills, with ability to evaluate data and make informed decisions Experience with construction contracts, change orders, and labor rates Ability to work effectively with government agencies and maintain strategic relationships Strong business acumen and understanding of financial and operational metrics Ability to promote a belonging mindset in the workplace and provide development opportunities for associates Strong commitment to Walmart's values, mission, and standards of ethics and integrity Benefits & Perks: Beyond competitive pay, you can receive incentive awards for your performance.
