Job Description Overview The Community Sales Manager is part of the team responsible for the day-to-day operations of the sales center. The Community Sales Manager receives training and mentorship from the Area Sales Manager or Director, Sales / VP, Sales & Marketing. The Community Sales Manager is responsible for providing exceptional customer service to existing and potential customers, while demonstrating respect and professionalism. Responsibilities include: driving the overall sales process, maintaining continual development and implementation of effective and efficient sales and administration programs, providing product and company information, and building relationships with internal and external stakeholders to help drive leads. Key Deliverables Actively participate in meeting or exceeding the sales targets and goals as specified in the Business Plan Register all prospects and prospect records in the CRM system immediately Complete the required follow-up with all internal customers and prospects by telephone, email etc. Record prospect notes and next-step follow-up in CRM system Develop and implement a lead generation plan Build relationships with internal and external stakeholders to help drive leads Welcome/greet all prospects and deliver personalized presentation Provide product and company information to customers Be knowledgeable about the HOA deeds, school system, public report, community covenants and restrictions for your communities. Sell homes in accordance with those rules Present and review all new home sale agreements with customers and enter into appropriate computer systems Effectively correspond with prospects/homeowners and follow up with all leads Walk your customers home at least once every week Conduct weekly customer update calls and community team meetings with construction, customer care and CX team members to review the status of the community backlog, closings, starts, customer issues/concerns, and community and model maintenance items. Ensure that the Homes Divisions assets, ranging from the sales center, show homes, and spec inventory are presented professionally and marketed according to company standards Maintain flags and exterior signage. They should be clean and look like new Provide innovative marketing solutions, alternative channels and points of product differentiation Assist with the preparation and maintenance of advertising and promotion plans, in accordance with the approved Business Plan Create ongoing and detailed competitive analyses, developed through constant review of product positioning, sales prices, premiums, and marketing incentives Shop competition, research and analyze competitive information in new home and resale markets Deliver monthly reports Set outstanding expectations for how we do business Assist the negotiations and conflict resolution as it relates to challenging situations in the course of a sale and post possession, and the timely escalation of matters, where appropriate Ensure that all required information for the successful execution of sales contracts is submitted timely and accurately to the appropriate departments Attend all sales meetings and trainings as scheduled You are willing to perform other duties as assigned What You Bring High school diploma, with a minimum 4 years experience in sales Post-secondary diploma or degree in business or related area preferred Outstanding sales and customer service record; New home or residential home sales experience is preferred.
